1. How does the quality of modular construction compare to a stick built home?

     A Modular Home is "stick built!" In fact, the building materials and methods used are equal to or better than other stick built (site built) homes. Because modulars are built in a controlled indoor environment, there is a greater degree of control and consistency over quality.

 

2. What is the difference in building code requirements between modular and "stick" construction?

The short answer, None.
     Modular construction requirements are identical to "stick built" homes. The manufacturer is required to use materials, procedures, designs, and techniques which meet or exceed all NYS building codes. Each modular home manufacturer must undergo a thorough review by NYS inspectors before gaining certification to build homes accepted in NY state. This certification process can take up to two years to complete. In order to maintain their certification, a modular manufacturer remains under constant revue, and new regulations in the building codes are immediately implemented into the manufacturing process, well before a "stick builder" may even be aware of code changes.

Each modular home installed by Majestic Homes Ltd. carries a NYS building code certification.

 

3. What are some of the advantages of the modular building process?

     Building homes inside a factory has many distinct advantages over a "stick-built" home. The most obvious is the fact that material is not subject to adverse weather conditions such as rain and snow. This allows homes to be built year round with a stable work force. By maintaining a stable work force, the workmanship is consistently of the highest quality. By eliminating the ravages of weather, the completed house will have fewer problems with the inevitable nail pops and drywall cracking due to lumber drying after the house is complete.

     Working inside a production facility, in a controlled environment, means no delays or lost days due to weather. No shortcuts, no problems with subcontractors not showing up. None of the problems that working outside sometimes means. Because manufacturers buy in bulk, they can save you money on materials as well.

 

4. Is there a difference between financing in modular construction vs. site built homes?

     There is no distinction between modular and site built homes as far as appraisal or financing. As a matter of fact, construction loans are often easier to obtain with modular construction as lenders are aware that the home is delivered nearly 90% complete, and the length of the outstanding construction loan will often be substantially shorter than if the home was site built.

 

5. Can I modify a standard floor plan?

     Any reputable dealer will allow flexibility in floor plan design. At Majestic Homes, we have been using CAD (Computer Aided Design) since 1989 to design and modify homes to meet buyers needs.

 

6. Will I really save money by choosing modular construction?

     When you add up all the labor, material and time savings inherent in the modular building process, the money you save by choosing modular construction over site built can be substantial. Buying materials in bulk holds the price of materials down. The construction time of a modular home is substantially shorter than a site built home as the manufacturer does not experience delays due to weather or subcontractors as do site built homes. This shorter construction time can save you, the home buyer, a considerable amount of money.

     Finally, The construction loan, which typically has a higher interest rate, will be converted into a final mortgage in a period of weeks rather than months.

     Majestic Homes Ltd. will typically deliver and set your home within 2-3 weeks from the time the order is placed.
